Our first "flip" that wasn't a flip

For the past 100 days, we have owned (along with our next door neighbors) the house that is 2 doors down from us. It's been a rental for the past several years, and after the most current renters lived there, it was for sale, and we saw it as a chance to a) try our hand at "flipping" a house, but more importantly, b) update it and sell it and get some GOOD neighbors! We accomplished both, selling it before it was even "For Sale"! We officially sold it about a month ago, and we closed this past Monday. It's a great house, with great bones. It just needed some love and updating. I begged Ryan to let us move into this one...it's beautiful and clean and new now!

There were MANY hours of hard long work (mostly by Ryan, Tommy and MaryAnn), but I think we would all say it was worth it to see the outcome! We had a great time and are looking so forward to getting to know our sweet new neighbors!

Here are some before and after pictures!
The exterior: we over seeded front and back yards and now have pretty green grass! New cedar fence on the side, new shutters, new front door and paint, new landscaping, flowerbeds and garage door painted to match the trim. Also replaced much of the sprinkler system so that it works!


Jackhammered some of the concrete to have more room for pretty plants along the front of the house!

Beautiful new cedar fence replaced the iron one...closes it off a bit more! (will be stained as soon as it warms up just a bit!)

Living room: Maryann and I white washed the brick on the fireplace and it turned out Awesome! New paint floor to ceiling throughout the whole house. Stained the mantel and beams. Vinyl wood plank flooring throughout whole house. A huge improvement was adding 52 canned/recessed lights. That made the world of difference!



Kitchen: added granite countertops, new backsplash, cabinets got a new coat of paint, new cabinet hardware, sink, faucet, appliances, opened up a doorway about 24 inches more, took out 1 of the large pantry spaces (still leaving one huge one that is more than enough space!), closed up the existing microwave spot...

Built in China hutch: new paint, new granite, new hardware.

Guest bathroom: New cabinets built to accommodate double vanity/sinks, new mirrors, lighting....

New tile for tub surround, new toilets and fixtures....reglazed existing cast iron tub!

Master Bath: removed soffett, granite countertops, mirrors, lighting, new jacuzzi tub, tub surround,  fixtures, paint, toilet, love the blue in this bathroom! Relaxing!

I'm sure I left out several details, but this is a good overview! While we will enjoy a break from all the hard work, we will miss being down there working!
